Choosing Inside Story Realty
If your property is currently managed by another agent, simply provide written notice you wish to end the management with your previous agent and we will then contact that agency on your behalf to ensure a smooth transition and make arrangements for collection of keys, files and documents.
Promoting Your Property
Advertising on the internet is the most effective way of attracting tenants… ISR will advertise your property on their chosen internet sites and follow up with colour press advertising if necessary.
Regular inspections are a major part of how we care for your investment property to ensure that you achieve continual occupancy and maximum return. To achieve this, the property must be presented and maintained in the best possible manner. The first routine inspection is carried out 13 weeks after the tenants have moved in and then every 13-16 weeks thereafter.
Maintenance & Repairs
We ask you to allow $500 in the form of access to paid rental funds to carry out any urgent repairs should they be necessary (new laws applied January 2011 stipulate $1000) to be held in trust for each property in the event of this occurrence. Payment for general repairs is taken from the rental monies received as they fall due and after you have been consulted. Our tradespeople have been selected for their honesty, reliability and efficient pricing.
End of Month Statements : EOM
You will be emailed an itemized statement showing all rental income and payments made on your behalf throughout the month. Council rates, landlord protection insurance premiums and general maintenance invoices are some of the accounts that can be paid on your behalf and therefore noted on the end of month statement which also clearly states the amount paid directly to your nominated bank account as close as possible to the 30th or 31st of each month.
We want your investment working for you, that’s why our Property Manager constantly monitors the rental market and reviews the weekly rental rate prior to the expiration or renewal of each tenancy lease agreement. This allows us to apply increases ensuring that the income from your property does not fall short of its potential.
Selecting the “Right Tenant”
ISR is particularly astute when seeking tenants to lease their properties. We are very thorough in examining applicants to ensure the prospective tenants are able to meet the responsibilities of the Tenancy Agreement and pay rent in a timely manner. We encourage you to take part in the selection and decision process and seek your input and instructions.
